The one suburb where we tell people to slow down
Wilson Botanic Park sits in an old quarry in the middle of the suburb, and on a Sunday it’s full of families who aren’t going anywhere. That is roughly the pace of Berwick, and it isn’t a suburb to buy in a hurry.
The houses are the reason. Solid brick, grown gardens, and a lot of homes that two or three owners have added to over the years. You’re buying somebody’s decisions as well as their house, so an inspection carries more weight here than it does on a new build. We’ll walk it with you and point at the things we’d want a builder to look at properly.

The village end
The old part of High Street, low buildings and a main street people still walk down. The homes near it hold their character, which cuts both ways once the maintenance is yours.
Under the old trees
Wide streets, houses set well back, and gardens that went in decades ago. This is the Berwick people picture when they say the name. It’s also where a beautiful garden can hide a roof that needs money.
Around the park
The streets near Wilson Botanic Park, where the weekend has somewhere to go. Family houses, mostly, and people who move a few streets rather than out of the suburb.
The newer edges
Where Berwick meets the newer building further out and the housing gets younger fast. If you want grown trees on one side and a new kitchen on the other, this is the compromise you’d be looking at.

Can a first home buyer buy in Berwick?
Some do. For a first purchase here that usually means a townhouse or something towards the newer edges rather than a house under the old trees. Others decide they’d rather be further east in something brand new. We’ll show you both and let you weigh them side by side.

Yes, and around Berwick it’s a lot of what we do. Timing is the hard part, so we plan the two dates together from the start instead of hoping they meet in the middle.

Usually, yes, and that is the trade for the trees. Ask who has been keeping it up and what the place looks like in February. A garden that has had somebody in it every weekend for twenty years does not keep itself once they hand over the keys.
