Three ways to buy at Clyde

Which one suits you depends on how much waiting you have in you.

The releases still going in

Pegs in the ground, string lines and a plan on a page. You get first pick of the block, and then you wait. The waiting is the part people underestimate.

The streets already lived in

Clyde has been building for a while, so there are pockets where the houses are up, the fences are on and the estate has stopped being a building site. If waiting isn’t in you, start there.

The bigger custom builds

Some people come out here for room they couldn’t get closer in, and build once, properly, with the rooms they actually wanted. We sell those too, and they are not the estate house with a bigger number on it.

Buying off the plan asks something different of you

You’re choosing from a floor plan, a colour board and a fence line drawn on grass. Nothing to walk through, nothing to smell, no way to stand in the kitchen and just know. That is a real thing to sit with, and we don’t talk anybody out of feeling it.

What we can do is make the paper honest. We read the build contract with you, we go through what is included and what is quietly an upgrade, and we are blunt about how long these things actually take.

What people ask us about Clyde

Is it safe to buy something that hasn’t been built?

It is normal out here, and it is contract work more than house work. The protections sit inside the build contract, so that is the document we go through line by line with you before anybody signs anything.

How long will we be waiting?

It depends on the builder and the stage, and it is usually longer than the first estimate. We’ll tell you what we have watched happen on that estate rather than quote you a number we can’t stand behind.

Can we look at Clyde and Cranbourne East on the same day?

Yes, and most people should. They are close together and they are not alike, and seeing both in one morning tends to settle it faster than a week of scrolling at night.

What actually happens between signing and the keys?

The land settles first, then the build runs to its own timetable, and the money moves in stages as each part of the house goes up. It is more waiting than doing, and that is where people get anxious. We keep an eye on it so you’re not the one chasing the builder.
