You will know it by one room.
Nobody moves house because of a floor plan. It is nearly always one room: the kitchen where everybody ends up standing, the back window with the light coming in the right way, a yard big enough that the kids stop asking to go somewhere.

What we check while you are looking out the window.
The roof, the stumps, the wiring, where the water goes when it rains hard. Which way the yard falls, and what the neighbour’s tree will be doing to it in ten years. Whether the room added out the back was ever approved. None of that is why you will buy the house. Any of it can be why you shouldn’t.
The other half is order. If you have a place to sell, when you sell it changes what you can offer and how calm you get to be while you do it. We would rather have that conversation before you fall for something than after, because the other way round is how people end up making decisions on a deadline.

Moving up takes longer, and it should
There is more to weigh the second time, and usually more people in the room. We build the extra time in rather than apologise for it later.

That answer is worth more than a wish list. People say they want a fourth bedroom and mean they want somewhere to shut a door. What you are actually short of decides which houses are worth a Saturday.

Sell first, buy first, or line the two up together. Each one costs you something different. This is the conversation that decides how the next six months feel, so we have it early and properly.

We slow down on purpose
A second inspection at a different time of day. Building and pest. The paperwork behind anything that has been added on. If something is wrong you will hear it, even when we can see you have already moved in inside your head.

What comes up around the table
Should we sell first or buy first?
There is no single right answer, only trade-offs that depend on your finance and your nerves. Selling first tells you your exact number and puts you under pressure to find something. Buying first does the reverse. We will lay both out with your circumstances inside them, and then you choose.
What should we look for in an older house?
Water, structure and paperwork. Where water gets in and where it goes, what the floors and the walls are doing, and whether every addition has approval sitting behind it. Ask about the roof and the stumps directly. A building inspection is not optional on an older house, and the report should only confirm what we already told you standing in the hallway.
Can you sell our current place as well?
Yes. That is the other half of what we do, and doing both with the same people makes the timing far easier to hold together than it is with two agencies who never speak to each other.
Our parents are part of the decision. Is that a problem?
It is normal, and often it is the best part of the day. We are used to a room with three generations in it and two languages going at once. If it helps, we will sit down with your parents separately and go through the contract at their pace.
