The first one is the hardest. We do it with you.
Most of the people we work with have never bought anything bigger than a car, so we start where you actually are: what a lender has told you, what the grant does and doesn’t cover, what the words in a contract of sale mean. You will not sign a page you cannot read back to us.

We will tell you when to walk away.
An agent who never says no to you is not on your side. Some houses have a crack in the wrong place, some prices only make sense if you never plan to sell, and some streets are fine while the block behind them is not. We say it at the inspection, standing in the room, rather than letting you find it in a report you paid for.
That is easier for us than it sounds, because we are not trying to close you this week. If the right place is three months away, we will wait with you. We would rather sell you one home you keep than one you spend years explaining.

From the first phone call to the keys
This is the real order it happens in. It takes as long as it takes, and you will always know which part you are standing in.
First
You call, and we mostly listen
Who is buying, what you earn, what you have put away, who else is in the decision. No addresses yet. Some of these calls happen a year before anyone buys anything, and that is a good way to do it.
Then
We get the money clear before the houses
What a lender will actually put behind you, what a deposit needs to look like, and how the First Home Owner Grant and the stamp duty concessions land on your situation. Whatever your lender or your broker comes back with, we sit down and read it with you. The amounts and the cut-offs move, so we check the current ones together rather than repeat something we read last year.
Once the money is clear
We only show you what fits
Homes inside your number, in streets we actually know, that suit the way your family lives rather than the way a brochure says people live. We walk through them with you and say what is wrong with each one out loud.
When you have found it
Offer, contract, settlement, keys
We put the offer together, go through every clause in whichever of the three languages sits easiest, and stay on it through the searches and the settlement until somebody puts a key in your hand. Then we stop selling and you start moving in.

Questions we get every week
How much do I need saved before I call you?
Call before you have it. Most of the useful work happens while you are still saving, because knowing the number you are aiming at changes how you save. We can tell you what a deposit on the kind of home you want tends to look like, and how far off you really are.
Do I have to do this in English?
No. Between the two of us we work in Hazargi, English and Urdu, spoken and written. The contract, the clauses, the question you didn’t want to ask in front of the seller: all of it can happen in whichever of the three sits easiest at your kitchen table.
What is the First Home Owner Grant, and will I get it?
It is a Victorian government payment for eligible buyers of a newly built home, and there are stamp duty concessions that sit beside it. What you get, and whether you get anything at all, turns on your circumstances and on rules that keep moving. So we look it up with you, with your paperwork on the table, rather than trust a page like this one.
How long does the whole thing take?
That depends on you more than on us. Settlement dates are written into the contract and they are negotiable. A finished home is quicker than a build, and a build is slower than most people expect. Once we know which one you are buying, you will get a real answer instead of a comfortable one.
