You are buying a floor plan, a block and a builder’s calendar.
House and land does not work like walking into a finished home and making an offer, because there is nothing to walk into: there is a block, a floor plan, a fixed price and a builder’s schedule. You end up in a home nobody has lived in, built the way you chose it, and what you pay for that is time.
Go and stand on the block. See which way the sun comes over it, and what is going up behind the back fence.
Two contracts, not one.
You sign for the land, and separately you sign with the builder. They settle at different times and they can go wrong independently of each other. The land has to be titled before it can settle, and titles slip. The build runs in stages, and each stage triggers a payment.
So there are two sets of dates to hold in your head, and the display home you fell for is not the house written into your contract. Display homes carry upgrades. We read the inclusions list with you line by line, because that list is where the difference between the price you were told and the price you pay usually hides.

First
We find the block before we talk about the house
Which release, which street inside it, which way the block faces, what is going up behind it. The land is the part you cannot change afterwards, so we spend our time here.
Next
The two contracts go through together
Land contract and build contract, read side by side, with the inclusions and the site costs out where you can see them. We check the current first home rules against your situation at the same time, because they do more on a brand-new home than anywhere else.
While it is being built
You wait, and we chase
Slab, frame, lock-up, fit-off. We stay in contact with the builder so you are not the one ringing every fortnight for an update, and we tell you when a delay is normal and when it is not.
At handover
You walk it before you accept it
The final inspection is your clean shot at listing everything that is not right. We walk it with you, and we are not shy about the list. Nothing gets signed off because it is nearly there.

What people ask before they sign
What do titled and untitled land mean?
Titled land is registered and can settle now. Untitled land has not been through that process yet, so your settlement date is an estimate from the developer, and estimates move. It is one of the first things we check, because it decides when you actually start paying a mortgage.
Is the price really fixed?
The build price is fixed against a specific list of inclusions. Anything you change after signing is a variation, and variations are priced by the builder rather than negotiated. Site costs are the other place surprises come from, depending on what the ground turns out to be. We read the list with you before, not after.
Can I use the first home incentives on a package?
A brand-new home is usually where the grant and the duty concessions matter most, and on a package the land value and the timing both feed into it. None of that is settled until somebody looks at your actual contracts. We do that with you, using the rules as they stand on the day, not as they stood when this page was written.
What if the builder takes longer than they said?
Most build contracts have provisions for delay, and most builds run over at least a little. What matters is where you are living meanwhile and whether your finance approval outlasts the build. We plan around the slow version, so the fast version is a pleasant surprise instead of the only plan you had.
