Most of this site is written for people buying, so this page is for the other side of the table. If you own something in the South East and you’re weighing up selling, here is the work and here is what we’ll need from you.
The shape of a sale
Every house is different. The order rarely is.
First
We walk the house
Both of us if we can get there together. We look at the rooms, the block, what is worth fixing before the photographer comes and what is not worth spending a cent on. You get a range and the reasoning attached to it.
Then
We put the terms in writing
How long the campaign runs, what the marketing costs, what we are paid and when. You read it, you ask about anything that reads oddly, and nothing starts until you have signed it.
Once it’s live
The place goes to market
Photographs, the listing, a walk-through we film ourselves, and open inspections we run in person rather than send someone to. You hear from us after every one, including the wet Saturday when nobody came.
When an offer comes in
Every offer goes to you
All of them, with what we think and why we think it. You choose. From there it is contracts, deposit and settlement, and we stay reachable until the keys change hands.
An appraisal is an opinion, not a promise.
We walk through the house, look at what has been selling near you and what those places actually sold for, and give you a range we can defend line by line. If another agent hands you a bigger number, ask them what it is based on. The answer tells you most of what you need to know about them.
After that it is your decision. Some owners list within the month. Some sit on it for a year and ring us back. We would rather you sold when it suits your family than when it suits our week.

What owners ask us
What happens at an appraisal?
We walk through the house with you, ask what you have done to it and what you know about the block, and give you a price range with the reasoning attached. You are not committing to anything by having us out.
Do I need to renovate before I sell?
Usually not. A cut lawn, a cleared hallway and a light fitting that works do more than a kitchen you will never cook in. We will give you the short list of things worth doing, and the longer list that is not.
How long will it take to sell?
We can’t give you a number, and anyone who does is guessing. What we can do is tell you what we are seeing while the campaign is on, and ring you after every inspection instead of leaving you to wonder.
Can you sell to buyers who don’t speak English?
That is most of our week. We run inspections in Hazargi and Urdu as readily as in English, which widens the room your house is being sold into.
You only sell this house once. I’d rather tell you to wait than rush you.
