Each one stands on its own. Pick the one that matches the week you’re having.

The steps, in order

Most people start at the wrong end, at an open house on a Saturday morning. The real sequence starts somewhere duller, and it is worth knowing before you spend a year of weekends.

New build or established

Buy in Clyde and you buy a drawing, a builder and a date that moves. Buy in Doveton and you get a real house, carrying everything the last family did to it.

What you can borrow

Approving a loan is not our job and we won’t pretend otherwise. What we can do is tell you what the people who do decide are looking at, so the first conversation isn’t a shock.

Settlement day

Settlement is the least dramatic day of the whole purchase and the one people worry about most. Here’s what’s happening, who’s doing it, and why you’re probably at work.

None of these will make you an expert. They’re here for one reason: the first time you hear the words duty, valuation or settlement, it shouldn’t be in a room where somebody is waiting on your signature.

You’ll notice there are no figures in them. Grants move, thresholds move, rates move, and a page that prints them goes stale inside a year. So we explain how each thing works, and then we sit down and check the current numbers with you, in the week you’re buying.
