Everyone arrives with a different question.

Some people are a year off buying and want to know whether it is even possible. Others are already holding a contract with a clause they don’t like.

Nine pages, and three of them are not open yet.

An open plan, before anybody moves in

People don’t come to us for a house. They come with a decision in front of them and nobody has explained it in their own language.

Five of these are situations rather than services: buying your first place, house and land, a townhouse, a family home you will actually grow into, an investment. Selling gets its own page, because when the keys are already yours the work runs the other way round.

The last three are the practices we said we would build around the agency: finance, conveyancing, the numbers. They are announced and they are not open, and each of those pages says so in its first line. We would rather you read that here than find it out on the phone.

Start with the one that sounds like you

Each page says what the work is, what order it happens in, and what we can’t tell you yet.

First home buyers

Most of the people we work with have never bought anything bigger than a car, so we start where you actually are: what a lender has told you, what the grant does and doesn’t cover, what the words in a contract of sale mean. You will not sign a page you cannot read back to us.

House and land

House and land does not work like walking into a finished home and making an offer, because there is nothing to walk into: there is a block, a floor plan, a fixed price and a builder’s schedule. You end up in a home nobody has lived in, built the way you chose it, and what you pay for that is time.

Townhouses

The number at the front is smaller, the block is smaller, and there is no lawn to hand your Sunday to. What you trade is the space between you and next door, plus some say over the outside of your own home.

Family homes

Nobody moves house because of a floor plan. It is nearly always one room: the kitchen where everybody ends up standing, the back window with the light coming in the right way, a yard big enough that the kids stop asking to go somewhere.

Investors

Strip out the romance and an investment is a column of costs, a tenant who either stays or leaves, and a long stretch of time. We would rather put the unflattering version in front of you now than let you meet it on your own in the second year.

Selling

Most of this site is written for people buying, so this page is for the other side of the table. If you own something in the South East and you’re weighing up selling, here is the work and here is what we’ll need from you.

Home loans

This one isn’t running yet, and we would rather say that in the first line than let a page imply otherwise. What follows is what we want to build, and why.

Conveyancing

Conveyancing is the legal work that moves a property out of one name and into yours. We have announced our own and it isn’t running, so the useful thing this page can do is tell you what the work actually is.

Accounting

The accounting side is announced and not open, so there is nothing here to sell you. What this page has instead is the list of costs people forget until the first bill lands.
